Fundamental Commissioning of the Building Energy Systems (0 points/required)
 

What is it?

Must be met prior to achieving LEED certification.
 
To ensure that all mechanical and energy-related systems are installed properly, working as efficiently as possible, and according to owner's project requirements (OPR) and basis of design (BOD).  The Project Manager or the owner's representative is responsible for the development of the OPR and the design team is responsible for developing the BOD.  An OPR is a written document detailing the functional requirements on how the project will be used and operated.  It includes goals, measured performance, what can be considered as cost saving, what is required to reach success, and supporting information.  BOD is a recording document containing product selections, calculations, decisions made, and concepts used in meeting the OPR. 
 
At a minimum, HVAC & Refrigeration, lighting, hot water systems, and renewable energy systems (if applicable) must be commissioned.

Why?

By having a Commissioning Agent check all of the building's energy systems, an owner will be assured the building is operating efficiently; thus reducing it's carbon footprint.  In addition, operating costs will be lower and the owner will have better documentation showing the building meets all LEED commissioning guidelines.
 







How?

Hiring a Commissioning Agent (CxA) to review the OPR and BOD.  The CxA is responsible for reporting the findings and make recommendations to the owner.
 
It is required by LEED that the CxA must have at least two building projects experience.  The CxA must be independent of the design team and construction management team, but the individual may be an employee of the companies providing those services.  The owner can also hire a consultant with commissioning experience.
